It is pretty exciting news for first time home buyers when your loan officer calls to say, YOU ARE APPROVED! That is great news! Hold on, not so fast! Maybe not? If a home buyer is applying for a conventional loan with less than 20% down, private mortgage insurance approval is necessary. Potential home buyers and Realtors, need to know that just because the lender has issued a loan approval, it doesn’t mean the deal is done. PMI companies have really cracked down on guidelines recently. In the “good old days”, 6 months ago, we could obtain PMI approval, in house, instantly. Now a COMPLETE loan package must be submitted to a PMI underwriter. Until PMI issues an approval, home buyers and all parties involved are at their mercy. Appraisals can be cut, incomes can be reduced (especially self employed) for example. Credit scores HAVE TO be above 700 and total debt to income ratio can’t go over 41%-period. Not trying to ruin your day, but this stuff can’t be sugar coated. Industry professionals have to, once again, reset expectations with home buyers. PMI companies are now “calling the shots” because they are taking the risk. A couple of years ago, [...]

Idaho Housing Authority named Guild Mortgage of Boise Idaho the number one lender in the third quarter. That is quite and statement and should give any Realtor or potential home buyer another great reason to consider Guild Mortgage Idaho for their next purchase transaction. These days in the real estate world, home loans have become a challenging undertaking. That is why it is so important to establish a lasting relationship with a professional lending institution, such as Guild. Below is a list of other qualities to consider when looking for your next lender: In house underwriting, processing, and funding.-Lenders that have their Boise home loans underwritten out-of-town lose much control and have a much greater challenge delivering time line expectations. Instant access to seasoned underwriters. This give Realtors that ability to ask an Boise loan officer a particular question about a potential Idaho home buyer and get an answer instantly without having to officially submit a Boise loan. Re-draw closing documents in 15 minutes, yes 15 minutes. If there is ever a mistake (misspelled name, for example) with the final Boise loan documents, Guild Mortgage’s in-house doc department can re-draw instantly. Most Idaho lenders need at least 24 to 48 hours. Platinum mortgage insurance rating allows [...]

Is there is any correlation between the percent of people who are late on their mortgage payments and the amount of calories consumed? When a homeowner has problems making their mortgage payment at the end of a month, how short are they? Do they not have any money for the payment? Or is the struggling homeowner coming up just a few hundred short. With a mortgage payment of $1000, for example, that might only be $100-300. If every month a consumer’s budget keeps coming up short, it is time a look at where the money is going. One of the areas to look could be the monthly cost of food. Do you REALLY know how much of your paycheck is going into the fridge and eventually the mouth? To keep things simple, a single person could break down their food costs to an average of $2.00 per meal eating at home. In one month that could be around 100 meals. That equals $200 per month-eating at home-in a perfect world. Everyone knows people eat out at least 5-10 times a month. How much does that cost…an additional $50-150? I’m not suggesting NOT eating out, but being aware of how much you [...]
