We are weeks away from Christmas. I you are like me, I am thinking more about having enough money for Christmas than what is happen with mortgage. However, for those who are still looking to buy a new home there is a few update I want to share with you. Considering everything that has happen in the past few years. Loans given out to people who should not of have gotten. Other folks who found themselves out of work facing foreclosure. Banks and loan institutions have tighten what qualifies for a home loan. Craig Ballhagen over at MyFirstBoiseHome.com wrote on his blog about how Idaho mortgage guidelines are constantly changing. It is very important for future home buyers to take the time to be informed. The whole qualifying for a loan is broken down into 3 areas. Credit report, employment, and income/debt ratio. If you don’t fall within the guidelines in each of these three area it is time to look at how your can adjust your finances. Credit Score – The credit score is the first thing lenders will look at when applying for a home loan. Craig say, “If a home buyer has a score of less than 580, they are not [...]

If you have not notice there has been some funny looking work van starting to show up in the past few years. They are thinner and smaller than the traditional work utility van the plumber or electrician usually drives around. This uncommon looking van is the Dodge Sprinter. According to Car and Driver, Mercedes-Benz has been building a commercial van since 1995. This different kind of van first showed up in the United States in 2003. The Dodge Sprinter was all about utility, interior room and transporting large numbers of passengers or lots of cargo. Meant for commercial use, as a mini bus or service van, you will not find any fancy stereo system. I must admit driver comfort is taken into consideration. The first-generation Dodge Sprinter was built from 2003 to 2006, under the Freightliner brand, in 2002. At that time the van featured a 2.7 liter turbo diesel five cylinder engine producing 154 horsepower. It came standard with a five speed automatic transmission. The second-generation Dodge Sprinter was sold from 2007 to 2009 with two model styles. Both models offered two wheelbases (144 and 170 inches), two body lengths (233 and 273 inches) and two roof heights (standard and high). The cargo van offers [...]

Idaho Housing Authority named Guild Mortgage of Boise Idaho the number one lender in the third quarter. That is quite and statement and should give any Realtor or potential home buyer another great reason to consider Guild Mortgage Idaho for their next purchase transaction. These days in the real estate world, home loans have become a challenging undertaking. That is why it is so important to establish a lasting relationship with a professional lending institution, such as Guild. Below is a list of other qualities to consider when looking for your next lender: In house underwriting, processing, and funding.-Lenders that have their Boise home loans underwritten out-of-town lose much control and have a much greater challenge delivering time line expectations. Instant access to seasoned underwriters. This give Realtors that ability to ask an Boise loan officer a particular question about a potential Idaho home buyer and get an answer instantly without having to officially submit a Boise loan. Re-draw closing documents in 15 minutes, yes 15 minutes. If there is ever a mistake (misspelled name, for example) with the final Boise loan documents, Guild Mortgage’s in-house doc department can re-draw instantly. Most Idaho lenders need at least 24 to 48 hours. Platinum mortgage insurance rating allows [...]
